BKB Signature Properties is a RERA-certified real estate brokerage headquartered in Business Bay, Dubai, that represents buyers, sellers and investors from the UAE, India, Pakistan, the UK and beyond. The hardest part of buying property in Dubai is rarely finding a listing. It is deciding which community fits the reason you are buying at all. A family relocating with two school-age children, an investor chasing yield and a first-time buyer stretching to a 20 percent deposit should not end up in the same building. This guide compares Dubai's communities by buyer type using 2026 market data, and sets out what the purchase actually costs. Start With the Buyer, Not the Building Dubai's freehold map now covers more than 60 designated areas where buyers of any nationality can own outright, from Dubai Marina and Downtown to Jumeirah Village Circle, Dubai Hills Estate and Arabian Ranches. Outside those areas, foreign ownership is leasehold or restricted, so the first filter on any search is whether the community is freehold. After that, three questions decide the shortlist: who will live in it, how long you intend to hold it, and whether the rent matters more than the resale. The sections below group communities by those answers. Best Communities for Families Family buyers are usually paying for three things: space, schools within a sensible drive, and a community that works without a car journey for every small errand. Dubai Hills Estate is the benchmark family community in the mid-to-upper bracket. GEMS Wellington Academy, GEMS International School and GEMS New Millennium School sit inside the community, alongside Dubai Hills Park, Dubai Hills Mall and an 18-hole golf course. Access is via Al Khail Road and Sheikh Mohammed Bin Zayed Road, with Mall of the Emirates the nearest Red Line metro stop, roughly 20 minutes by car. Four-bedroom villas here averaged around AED 9.57 million in the first half of 2026. Arabian Ranches is the established alternative, with two schools inside the community: Jumeirah English Speaking School's Arabian Ranches campus and Ranches Primary School. Four-bedroom villas averaged around AED 8.15 million in H1 2026, and villa rents in the community rose 12.7 percent over the same period, one of the strongest rental increases in Dubai. Tilal Al Ghaf suits families who want a newer masterplan with a school inside the gates: Royal Grammar School Guildford Dubai. Four-bedroom homes averaged around AED 6.52 million in H1 2026, with Jumeirah Golf Estates the nearest metro station, about 18 minutes away. Town Square is the value option, but be clear about the trade-off. There is no school inside the community; the nearest is Jebel Ali School, roughly 12 minutes away in DAMAC Hills. What you do get is Town Square Recreational Park, a skate park, Carrefour and Spinneys, and prices well below the golf-course communities. It sits on Al Qudra Road with no metro access, so it is a car-dependent choice. The Valley by Emaar, on the Dubai to Al Ain road, is a newer family masterplan of more than 4,000 villas and townhouses with a Maple Bear nursery on site and land allocated for up to three schools. At the time of writing the school operator has not been announced, which matters if your children start next academic year rather than in three years' time. DAMAC Hills 2 is where the family budget starts. Three-bedroom homes averaged around AED 1.83 million in H1 2026, the lowest of the main family communities, and average villa rents sit near AED 120,000 a year. There is no school inside DAMAC Hills 2 itself, and no metro, so factor the commute in before you commit. For context on the wider villa market, our guide to villas for sale in Dubai covers the off-plan villa communities alongside these ready ones. Best Communities for Investors Investors are buying a rent cheque, so the yield and the tenant pool matter more than the postcode. Based on Bayut's H1 2026 data, which is drawn from advertised prices and rents, gross yields were strongest in the affordable apartment communities: Discovery Gardens: about 9.06 percent International City: about 8.79 percent Dubai Silicon Oasis: about 8.23 percent Dubai Sports City: about 8.12 percent Al Furjan: about 7.69 percent, the strongest of the mid-tier communities Dubai South: about 7.24 percent Jumeirah Village Circle: about 7.15 percent Arjan: about 7.10 percent A September 2026 update to the same data put Dubai Investments Park at about 9.23 percent, Discovery Gardens at about 9.10 percent and Remraam at about 8.32 percent, which tells you the pattern is stable: the highest yields sit in older, affordable, high-occupancy communities rather than in prime. Yields measured from completed transactions rather than advertised prices come out lower across the board, closer to 6.7 percent for apartments citywide, so treat these figures as the optimistic end of the range and verify the actual rent in the building before you buy. Entry prices in those communities, based on average advertised sale prices in H1 2026: Community Studio 1-bed 2-bed Dubai South AED 541,000 AED 827,000 AED 1.41M Dubai Sports City AED 556,000 AED 837,000 AED 1.30M Dubai Silicon Oasis AED 556,000 AED 863,000 AED 1.41M Discovery Gardens AED 595,000 AED 886,000 AED 1.41M Arjan AED 654,000 AED 1.17M AED 1.68M Jumeirah Village Circle AED 690,000 AED 1.15M AED 1.80M Two cautions. First, a high gross yield is not a high net yield: service charges, management fees and vacancy come out of it, and our guide to property management in Dubai shows how a 7 percent gross figure typically lands near 5 percent net. Second, capital growth in 2026 has been modest in most apartment communities and apartment rents softened through the year, so an investment case built only on price appreciation is a weaker case than it was three years ago. For the rental side, see our guides to properties for rent in Dubai and the best areas for rental yield in Dubai. Best Communities for First-Time Buyers First-time buyers are usually optimising for the smallest sensible deposit and the shortest gap between paying and living in the property. That points to ready apartments in the affordable and mid-tier communities above, particularly Jumeirah Village Circle, Dubai Silicon Oasis, Dubai Sports City, Al Furjan and Dubai South, where a one-bedroom apartment still starts under AED 900,000 in several communities. Dubai also runs a First-Time Home Buyer Programme, launched in July 2025 by the Dubai Land Department with the Department of Economy and Tourism and still active in 2026. In outline: Who qualifies: UAE residents of any nationality, aged 18 or over, who do not already own a freehold residential property in Dubai, buying a property valued under AED 5 million. What you get: priority access and preferential pricing on new launches from participating developers, the option to pay DLD registration fees in interest-free instalments through eligible credit cards, and preferential mortgage rates or fees from partner banks. How to register: through the Dubai Land Department website or the Dubai REST app. Eligible applicants receive a confirmation with a QR code to present to developers and banks. The programme has signed up more than 21 developers and five banks, and DLD reported over 3,200 registered residents by mid-2026. What Buying Actually Costs in 2026 Budget for the deposit and the transaction costs separately, because the transaction costs are cash and cannot be financed. Down payment: expatriate buyers need at least 20 percent for a first property under AED 5 million, 30 percent above AED 5 million, and 40 percent on a second or subsequent property. UAE nationals need 15 percent. DLD transfer fee: 4 percent of the purchase price. Agency commission: commonly around 2 percent plus VAT on resale purchases. Plus: trustee office fees, title deed issuance, mortgage registration if you finance, and a developer No Objection Certificate fee. In practice a financed purchase needs roughly 27 to 28 percent of the price in cash once the deposit and fees are combined. A AED 1.2 million apartment therefore needs somewhere near AED 330,000 available, not AED 240,000. Our guide to buying property in Dubai as a foreigner walks through the full process. Buying at AED 2 Million and the Golden Visa A property valued at AED 2 million or more can qualify the owner for the UAE's 10-year Golden Visa, which extends to a spouse and children. For buyers close to that threshold, the choice between a AED 1.8 million apartment and a AED 2 million one is not only about the property. Our guide to the Dubai Golden Visa through property investment explains how the threshold works. A Common Pattern Among Buyers A pattern we see often: a buyer decides on a community first, usually one they have heard of, and then tries to make their budget and their reason for buying fit it. It normally ends with a compromise unit in a prestigious address, a small apartment in a family community or a villa bought for rental income that yields less than an apartment half its price. Buyers who start from the use case, then let the data choose two or three communities, tend to end up with a property that does the job they bought it for. The prestigious address is rarely the one that performs best. Key Takeaways Choose a Dubai community by what you are buying for, not by name recognition. Families get the most convenience in Dubai Hills Estate, Arabian Ranches and Tilal Al Ghaf, where schools sit inside the community, while DAMAC Hills 2 and Town Square cut the price at the cost of the school run. Investors find the strongest 2026 gross yields in Discovery Gardens, International City, Dubai Silicon Oasis and Dubai Sports City, where one-bedroom apartments still start under AED 900,000. First-time buyers should check eligibility for Dubai's First-Time Home Buyer Programme and budget roughly 27 to 28 percent of the price in cash once the 20 percent deposit and transaction fees are combined.
