BKB Signature Properties is a RERA-certified real estate brokerage in Business Bay, Dubai, that helps international investors buy off-plan, resale and rental property across Dubai, Abu Dhabi and Sharjah. Our team has guided more than 500 clients, many from India, Pakistan, Bangladesh and the UK, who want to own in Dubai without paying the full price on day one. That is why off-plan projects in Dubai with a 1% monthly payment plan draw so many of our enquiries. This guide shortlists seven projects currently marketed on a 1%-per-month structure, shows what you actually pay at booking and every month after, and explains the risks the headline "1%" leaves out. What a 1% Monthly Payment Plan in Dubai Actually Means A 1% monthly payment plan replaces most of the large milestone cheques of a traditional off-plan schedule with equal monthly instalments, each worth 1% of the purchase price. On an AED 1,000,000 apartment, that is AED 10,000 a month. Danube Properties is widely credited with popularising the format, and still calls it its "signature 1% per month payment plan". The structure has spread well beyond one developer. Gulf News reported that 1% monthly plans were "showing up everywhere", even on villa projects, as developers outside the big master developers competed for end-user buyers. The three building blocks of every 1% plan Booking deposit: usually 10% to 20%, sometimes 5% for buyers who provide post-dated cheques. DLD fee and Oqood registration: the Dubai Land Department's 4% fee plus Oqood interim registration charges, normally paid at booking unless the developer waives them. The 1% instalments: paid monthly through construction, sometimes with larger milestone payments, ending in a handover lump sum or continuing after you receive the keys. Construction-only versus post-handover 1% plans This is the most important detail to check. A construction-only plan leaves a handover balance, often 25% to 40% of the price, payable in cash or through a mortgage. A post-handover plan keeps the 1% instalments running after completion, so there is little or no lump sum at handover. For a wider comparison of 60/40, 80/20 and post-handover structures, see our guide to the best off-plan payment plans in Dubai. Top Off-Plan Projects in Dubai with 1% Monthly Payment Plan: 2026 Shortlist Developer sales now dominate the market. According to fäm Properties' analysis of Dubai Land Department records, primary sales (homes bought from the developer, mostly off-plan) made up 73.1% of Dubai's residential transactions in H1 2026, or 59,114 deals worth AED 156.1 billion. The seven projects below were checked against developer announcements, news coverage and published sales offers from 2025 and 2026; unpublished details were left out. Serenz by Danube, Jumeirah Village Circle Launched in February 2026, Serenz offers fully furnished apartments in JVC between Sheikh Mohammed Bin Zayed Road and Al Khail Road. Launch coverage put prices from AED 850,000 on Danube's 1% per month plan. Greenz by Danube, Dubai International Academic City Danube's first townhouse and villa community launched in April 2026. Market analysis citing portal listings puts 3-bedroom townhouses from AED 3.5 million, with the brochure stating "1% per month" and handover guided for Q4 2029. TIMEZ by Danube, Dubai Silicon Oasis Danube announced TIMEZ in February 2025 with units from AED 800,000, its 1% per month plan and completion slated for Q2 2028. Later listings show higher prices for larger units. Sparklz by Danube, Al Furjan A 12-storey, 356-unit building near the metro in Al Furjan. Broker listings show a launch price of AED 900,000, a 70/30 plan with 1% monthly instalments and handover in Q2 2028, and Danube's project page confirms the 1% model. Samana South Haven, Dubai South Launched in July 2026 in Saih Shuaib 2, this low-rise building of around 200 homes is quoted by agents from about AED 599,000, with one schedule of 15% down, 15% across year one, then 1% monthly for 70 months. Listings disagree on handover, so verify it. Our guide to the best off-plan projects in Dubai South covers the wider area. Samana Hills South 2, Madinat Al Mataar Published sales offers from AED 599,000 include a schedule of 20% on booking, 1% monthly through construction and 33 months of 1% post-handover, plus a 70-month 1% variant for international buyers without post-dated cheques. Cuba at DAMAC Islands 2 Published sales offers from AED 2.75 million use a 75/25 plan: 20% on booking, about 55% in 1% monthly instalments with periodic 3% payments, and 25% on handover. How the Math Works: A Worked Example on an AED 1,000,000 Unit Headline plans hide the real cash requirement. Here is a typical 1% structure on an illustrative AED 1,000,000 apartment with 20% on booking and a 40-month build, excluding small admin and Oqood charges. Payment stage Plan A: 1% during construction, balance at handover Plan B: 1% continues after handover Booking deposit (20%) AED 200,000 AED 200,000 DLD fee (4%) AED 40,000 AED 40,000 Day-one cash AED 240,000 AED 240,000 Monthly during construction (40 months) AED 10,000 AED 10,000 Total paid by handover AED 640,000 AED 640,000 Due on handover day AED 400,000 lump sum Nothing After handover Nothing further AED 10,000 a month for 40 months Total paid AED 1,040,000 AED 1,040,000 What the numbers tell you Both plans cost the same because developer instalments are typically interest-free. The difference is timing. Plan A needs AED 400,000 on handover day, which usually means a mortgage, and non-residents often face lower loan-to-value limits. Plan B avoids the balloon, but AED 10,000 a month is 12% of the price each year, usually more than the unit earns in rent, so budget for a monthly top-up. Compare the plan against the cash price A long plan is a financing benefit, not a discount. If a developer offers 5% off for faster payment, the 1% plan on this unit effectively costs AED 50,000 more. Off-plan stock also carries a premium: the same fäm Properties data shows a median primary price of AED 1,784 per sq ft in H1 2026, up 8.2% year on year, against AED 1,585 for resale homes. A note for NRI and overseas buyers Instalments can run as standing transfers from abroad, but currency moves change your real cost over several years. Resident Indians remit under the RBI's Liberalised Remittance Scheme, capped at USD 250,000 per person per financial year, so spreading payments helps stay within that limit. Our off-plan guide for Indian and NRI buyers covers the remittance and documentation steps. Who a 1% Monthly Payment Plan Suits Salaried UAE residents who prefer a predictable monthly commitment to large quarterly cheques. Overseas investors and NRIs building equity gradually from home-country income. Long-term holders who will rent the unit after handover and can cover any gap between rent and instalments. It suits you less if you plan to sell before completion or rely on a handover mortgage you have not been pre-approved for. Risks to Check Before You Sign Long tenure and post-handover cash flow Seven- and eight-year plans are common. Make sure your income covers the instalment if rents soften or a tenant leaves. Developer delivery risk A delayed handover extends your instalments before you can earn rent. Check the developer's delivery record and the project's construction progress on the Dubai REST app; our step-by-step guide to buying off-plan property in Dubai walks through these checks. Escrow protection Under Dubai Law No. 8 of 2007, off-plan payments must go into a project escrow account released to the developer against construction progress. Pay only into the escrow account named in your SPA, never a personal or agent account. Missed payments and cancellation Late payments trigger penalties set out in the SPA. For longer defaults, Dubai's interim registration law (Law No. 13 of 2008, as amended) requires a DLD notice process before cancellation, and what the developer may keep depends on construction progress. A Common Pattern Among Investors Choosing 1% Plans A common pattern among investors choosing 1% plans is comparing projects by the monthly figure alone. Two projects can both advertise "1% monthly" while one asks for 25% at handover and the other spreads the balance over three years after completion. Buyers who miss this often find the gap shortly before handover, when a mortgage takes longer than expected. Our team reverses the order. We start with the handover year: what you will owe, how you will fund it and what the unit can realistically earn in rent. Then we compare live price lists and schedules side by side, check escrow and project registration, and review the SPA before you sign. After handover, our property management team can lease and manage the unit so rent helps cover any post-handover instalments. Key Takeaways A 1% monthly payment plan in Dubai lets you pay 1% of an off-plan property's price each month after a booking deposit of usually 10% to 20%, plus the 4% DLD fee at registration. In 2026, Danube Properties, Samana Developers and DAMAC market 1% structures on projects such as Serenz, TIMEZ, Sparklz, Samana South Haven and Cuba at DAMAC Islands 2, with published starting prices from about AED 599,000. These plans are typically interest-free, but the handover balance ranges from nothing to 40% of the price. Compare projects on total cost, handover cash, delivery record and escrow registration, not the monthly figure alone. Your Next Step A 1% monthly plan can make Dubai ownership far more reachable when the schedule matches your income and handover plan.
